Recent Market Activity --   In 2014 there were 16 homes sold in Steeplechase reflecting a median price of $600,000 meaning half of the homes sold were high in price and half lower in price.  At the end of 2014 there wer 16 homes sold in Steeplechase averaging $201 per square foot. 

Older Market Activity -- By the end of summer, 2014 home prices in Steeplechase increased significantly as a larger percentage of homes sold were bigger, newer and pricier properties.  The overall increase in Steeplechase home prices was 25 percent for the first eight months of 2014 compared with the same period in 2013.  The average price of all Steeplechase homes sold was $215 per square foot in the period January through August 2014 compared with $162 per square foot for the first eight months of 2013.  Home prices in Steeplechase stabilized in the first half of 2012 with sales averaging $190 per square foot, the same average price point for all sales in 2011.  Home prices in Steeplechase declined in the first five months of 2011 while sales remain strong.  There were six homes sold in Steeplechase through May, 2011 averaging $176 per square foot a decline of 12 percent.  However, half of the homes sold were either foreclosures or short sales which continue to put downward pressure on prices.  There were 10 homes sold in Steeplechase during 2010, with two of them being tear downs.  The 10 homes averaged $200 per square foot, but if you eliminate the two tear downs, the average would be $213/SF.  Taking all Steeplechase homes sold in 2010, prices declined about 40 percent from the highest prices of 2006 and 19 percent from 2008.  In early 2011 there were 22 homes on the market in Steeplechase, with some very good opportunities for interested buyers.  In 2009 there were two homes sold in Steeplechase, one a foreclosure and the other one a tear down.  It is difficult to use the standard measure of dollars per square foot to quantify prices in Steeplechase based on non-representative sales in 2009.  In 2008 there were nine homes sold in Steeplechase, averaging $246 per square foot, about 26 percent less than the price of homes in 2006, the high point of Steeplechase prices.
