     BallenIsles - A country club and residential community of more than 1500 residences ranging from patio homes and golf villas to Courtyard and Estate Homes, BallenIsles is laid out in 32 varied neighborhoods.  Home prices start below $300,000 with a large span up to about $4 million.  Built between 1990 and 2005, home sizes range from 1800 square feet to over 10,000 square feet (air conditioned).  Three 18-hole golf courses wind through the neighborhoods.  Two were designed by Dick Wilson and Joe Lee and the third was recently redesigned by Gene Bates Golf Design. A $50 million renovation of the tennis center, club house and fitness areas was completed in 2009. Recent Market Activity --   In early 2010 there were 90 homes on the market in BallenIsles, ranging in price from $300,000 for a three bedroom, two bath 1881 square foot single family homes on a lake, or a two bedroom, three bath 2190 square foot home with a pool, to $2,790,000 for a three bedroom, four bath 4593 square foot home.  More than one-third of the homes on the market are priced at or below $500,000 with five short sales available.  In 2009 47 homes sold in Ballenisles ranging in price from $285,000 to $2.2 million.  The average price of the 47 homes sold was $623,634.  That was about 20 percent less than the average price of the 50 homes that sold in BallenIsles in 2008.  The lowest priced home sold in BallenIsles in 2008 was $250,000 and the highest was $2.2 million.   BallenIsles is located just east of Florida's Turnpike, about 3 miles west of I-95 and runs from PGA Blvd. south to Northlake.    

     Crystal Pointe -- This is a community of just 280 small Mediterranean style and large estate homes close to the beach and prime shopping.  Built in the late 1980's, Crystal Pointe's smaller units are about 1700 square feet under air with three bedrooms and two baths. The larger estate homes can be over 4000 square feet with a pool and a yard.  A few of the smaller units have individual swimming pools, but there is a neighborhood pool and tennis court within the community.  It's prime location is on Prosperity Farms Road between Hood Road and Donald Ross Road.   Recent Market Activity -- The smaller homes in Crystal Pointe actually increased slightly in value from 2008 to mid-2010, going up about two percent.  Closing in the low to mid- $200,000's, sales in the first six months of 2010 averaged $137 per square foot compared with $134 per square foot in 2008.  The estate homes however, decreased in value from 2008 to 2010, going from $173 per square foot down to $160 per square foot.

     Eastpointe -  A country club and residential community of about 750 condos, villas, and single family homes priced from under $100,000 for a condo to into the $400,000's for a single family home.  The community has both permanent and seasonal residents and offers many properties for seasonal/vacation rental. Eastpointe is a well established community with the first homes built in the mid-1970's. Its two separate country clubs joined forces in 2010 and now features two Tom Fazio designed 18-hole golf courses. There is a mandatory social membership in the country club for all residents that is priced at about $4000 per year.  Recent Market Activity -- Prices of condos have come down significantly in the past few years with one condo selling in 2010 at $36 per square foot, more than 60 percent less than condo sale prices in 2009.  But single family homes are faring better.  Prices of single family homes under 2000 square feet increased significantly in the first quarter of 2010 reaching $134 per square foot, about 30 percent more than 2009 prices and 16 percent more than 2008 prices.  Larger homes, those above 2000 square foot have held steady in the first quarter of 2010 at $115 per square foot compared with $114 per square foot in 2009 and $151 per square foot in 2008.  Eastpointe is located in the northern part of Palm Beach Gardens just west of I-95 on Donald Ross Road.

     Evergrene -- An active lifestyle community, Evergrene has a variety of  condos, townhouses and single family homes among it 963 residences in seven subdivisions.  And there are scores of activities for the kids, their parents and grandparents within the lushly landscaped community. Homes can be located adjacent to the beautiful preserve areas or backing onto a lake or canal.  There is a huge man made lake in the middle of Evergrene with a surrounding sidewalk that is just perfect for walking the dog, hiking, biking or roller skating.  Yet the focal point for most Evergrene activities is the club house boasting one of the largest swimming pools in the county, a water park for toddlers, a beach on the lake, hot tubs, a beach volleyball facility, tennis courts, a putting green and a basketball court.  Inside the facility is a large fitness center, a community room plus areas for teens and younger children. In mid-January 2010 there were 80 homes on the market in Evergrene ranging in price from $139,000 for a two bedroom, two bath 1144 square foot condo to $799,000 for a 3972 square foot four bedroom, four bath single family home. Of the 80 homes for sale in Evergrene, 38 were priced at or below $300,000.  Recent Market Activity -- In 2009 there were 56 home sold in Evergrene ranging in price from $145,000 for a small condo to $738,000 for a large single family home.  Prices in 2009 were down somewhat from 2008 when 55 homes sold ranging from $170,000 for a small condo to $810,000 for a large single family home.  Looking more closely at the medium and large size single family homes, prices of the medium size homes -- those between 2500 square feet under air and 3000 square feet under air declined 18 percent, going from $180 per square foot down to $147 per square foot.  Larger single family homes fared better between the two years, declining only two percent from 2008 to 2009.  In 2008 eight large single family homes, with between 3001 and 4000 square feet, were sold at an average $191 per square foot.  In 2009 five of the larger homes sold at an average of 187 per square foot. Evergrene is located between Hood Road and Donald Ross Road and between Military Trail and Alternate A1A.

     Frenchmans Creek - An exclusive, upscale country club community of approximately 600 residences, Frenchman’s Creek is one of Palm Beach Gardens’ premier communities.  Homes range from one and two-story town homes, to villas, patio homes, and magnificent estate homes.  Prices start at about $600,000 and climb to over $6 million for homes between 2300 sq ft to over 10,000 sq ft of air conditioned living space.  In addition to the two recently redesigned golf courses (Tom Fazio for the North Course and Bob Cupp for the South Course) and other traditional country club amenities, Frenchman’s Creek offers a private beach club nestled along Juno Beach.  The community is located in eastern Palm Beach Gardens, about 1.5 miles east of I-95 on Donald Ross Road.

     Frenchmans Landing -- This a small community of about 222 homes in the mid-range price bracket of the low $300,000's  to the mid-$400,000's.  Set on well landscaped lots, this is far from a cookie-cutter community as each home has individuality.  Most are three and four bedroom homes with between 2000 - 3000 square feet under air, though there are both smaller and larger homes in the community. Many of the homes in Frenchmens Landing were built in the mid-1980's though some were constructed in the early 1990's and some residents have modified their homes with significant upgrades.  More than half of the homes have pools.  Although there is no community pool in Frenchmens Landing, there are tennis courts, a childrens' play area and a picnic area adjacent to the community lake. Recent Market Activity -- Through late June, 2010 there were three homes sold in Frenchmens Landing averaging $150 per square foot under air.  That was an 11 percent increase from the nine sales in 2009 that averaged $134/SF.  In 2008 there were six homes sold averaging $161/SF.  There are currently eight homes on the market in Frenchmens Landing ranging in price from $319,000 to $459,000. Frenchmens Landing is located on Prosperity Farms Road just south of Hood Road, just minutes to the beach and close to major shopping, restaurants and boutiques.

     Frenchmans Reserve - A country club and luxury residential community with 440 single family homes built by Toll Brothers and other custom builders plus 56 coach homes built by Porten Companies.  The homes, built between 2003 and 2006, surround an Arnold Palmer designed golf course and range in size from 3400 square feet to 7500 square feet (air conditioned) and in price from $1 million to over $5 million.  The coach homes have 2400 square feet to 2950 square feet (air conditioned) and are priced from $500,000 to $800,000.  Frenchman's Reserve centrally located in Palm Beach Gardens on Highway Alt A1A, about 2 miles north of PGA Blvd.

     Garden Oaks -- This is a Divosta built community of about 420 three bedroom, two bath single family homes, and two bedroom, two bath townhomes located just south of Northlake Boulevard on Military Trail.  The community has a manned gate.  Single family homes run from 1577 square feet to more than 2000 square feet under air.  Townhomes are about 1525 square feet under air. Homes were built in the early 1990's, some surround a lake and some have pools.  There is a small clubhouse and a community pool for residents. Recent market activity - Prices of single family homes in Garden Oaks increased about six percent from 2009 through mid-June 2010, but prices of the smaller townhomes have decreased almost 20 percent since 2008. There were three single family homes sold through mid-June 2010 averaging $143 per square foot, compared with $135 per square foot for the 10 single family homes sold in 2009. The three townhomes selling during through mid-June 2010 averaged $126 per square foot, down 17% from sales in 2008. In late-June 2010 there were 12 homes on the market in Garden Oaks, ranging from the low $100,000's for a townhome up to the mid-$300,000's for a single family home. 

     Hidden Hollow --This is a small community of just 51 homes built in the early 2000's.  There are no amenities in Hidden Hollow which keeps homeowner association fees to a minimum.  The homes range in size from three bedrooms, two baths up to five bedrooms, four baths.  Many of the homes have pools.  The community is located on the south side of Northlake Boulevard just west of Military Trail.  Recent Market Activity -- Recognizing the size of this community, there are not many sales to track.  Through late June, 2010 there were no sales reported.  In 2009 there were four sales averaging $128 per square foot and in 2008 there was just one sale at $123 per square foot.

     Horseshoe Acres --With fewer than 200 homes each sitting on an acre or more of land, Horseshoe Acres is a quiet rural community in the center of  Palm Beach Gardens.  Built largely in the 1970's, Horseshoe Acres is a gated community of just homes with no neighborhood amenities.  The homes range from about 2000 square feet under air to over 4000/SF with some CBS (cinder block and stucco) and some frame construction.  Many residents have added pools to their homes and some have additional outbuildings such as a guest house. Horseshoe Acres is located on Northlake Boulevard, just west of Military Trail and east of Steeplechase, also know as Horseshoe Acres West.  The community is sometimes confused with Horseshoe Acres West, also know as Steeplechase, but is less upscale than Steeplechase and has fewer homes. Recent Market Activity --  It is difficult to compare prices in Horseshoe Acres because very few homes have sold over the years, and the condition of homes is quite variable.  That being said, prices have declined in Horseshoe Acres since 2008 going from $183 per square foot under air for two homes sold to $125/SF in 2010 with just one home sold through mid-July.

     Ibis - Ibis is a country club and residential community with approximately 1900 homes in fifteen different neighborhoods.  The homes, built between 1991 and 2007 range in price from under $200,000 to over $4 million.  Residences include villas, town homes, coach homes, and single family homes that vary in size from 1300 square feet to over 8000 square feet (air conditioned).  Winding through the Ibis homes are three Nicklaus-Family designed golf courses. In addition to the golf courses, the Ibis has 12 tennis courts, a modern fitness center and a large club house with restaurants, card rooms and assorted social activities.  There is a mix of year 'round and seasonal residents and the blend of homeowners in the community includes young families, professionals, empty nesters and retirees.  The community is located adjacent to the magnificent Loxahatchee Nature Preserve and is home to assorted wildlife.   Recent Market Activity -- There were 72 homes sold in Ibis in 2009, about the same number as sold in 2008, however, in 2009 there were 35 percent more homes that sold in the lower price brackets, those under $400,000, than than those above $400,000.  At the same time, prices for homes in Ibis declined with homes priced below $400,000 going for $115 per square foot in 2009, a 15 percent price decline from 2008.  And homes priced above $400,000 also decline in price from 2008 to 2009 going from $224 per square foot down to $189 per square foot, a 16 percent drop.   Ibis is about seven  miles west of I-95 on Northlake Boulevard.

     Ironhorse - Ironhorse is a small, intimate country club community nestled against the Loxahatchee Nature Preserve.  It is a private, gated community, with  324 homes ranging in size from 1,700 square feet to over 5,000 square feet (air conditioned). The homes sit on lots that range from less than ¼ acre to over ½ acre. with many homes backing on to the picturesque Arthur Hills golf course or the nature preserve, providing relaxing and panoramic views from the lanai.  There are both one and two story homes in Ironhorse with a good mix of both year 'round and seasonal residents.  Unlike many similar communities, membership in the country club is not required.  But it is the best deal in town.  A social or sports membership, including the clubhouse, restaurant, fitness center, tennis courts and swimming pool costs $2200 per year for a family.  And the full golf membership is just $5900 a year per family.  Equity memberships were eliminated in early 2010 when the club was sold to a private individual.     Built between 1992 and 2004, Ironhorse homes are priced from the low $200,000s to over $1,000,000.  Recent Market Activity -- As with most country club communities, Ironhorse home values have taken a hit in recent years declining 18 per cent since the end of 2008.  In the first quarter of 2010, three homes sold, including a foreclosure, averaging $141 per square foot.  That was down 11 per cent from 2009 when 11 homes sold averaging $159 per square foot.  In 2008 13 homes sold averaging $172 per square foot.    Ironhorse is located in the northern part of West Palm Beach adjacent to Palm Beach Gardens, about 3 miles west of I-95 and just south of the Beeline Highway Click here for more Ironhorse information.

     Magnolia Bay - Known for solid construction and limited selection among models, Magnolia Bay was built in 2004 with models quite similar to Divosta's signature community of The Isles, also in Palm Beach Gardens.  There are about 190 single family homes and town homes with many backing onto an expansive lake.  Some residents have added pools to their property. There are two, three and four bedroom townhomes and three and four bedroom single family homes in the community.  Each home includes a screened lanai and a two car garage. Floor plans are light, bright and airy. Magnolia Bay single family homes have held their value over the past few years bucking the trend of declining home prices.  Magnolia Bay is located on Military Trail just north of Hood Road, convenient to schools, shopping, restaurants and major roadways.  The community is also close to The Scripps Institute and all Abacoa resources. Recent Market Activity --  From January through mid-July 2010 there was just one town home sold at $148 per square foot under air and one single family home sold at $188/SF.  The single family home price was steady with the two homes sold in 2009 and just three precent below the average square foot price for the six single family homes sold in 2008.  Town homes have declined 12 percent from 2008 into 2010 going from $168 per square foot down to $148/SF.

     Mirasol - A large, upscale country club community, Mirasol is one of Palm Beach Gardens’ premier communities.  The more than 1500 homes, single family homes and coach homes, are distributed among 35 neighborhoods with prices starting  under $500,000 and climbing to over $6 million for homes between 2400 sq ft to over 8,000 sq ft of air conditioned living space.  Two golf courses, one designed by Tom Fazio and the other by Arthur Hills, wind through the community.  Mirasol is located in northern Palm Beach Gardens, just west of Florida’s Turnpike, off of PGA Blvd.

     Mirabella - Built between 2002 and 2006, Mirabella is a community of about 500 homes tucked away on Jog Road just south of Hood  Road and north of Mirasol.  The homes are well constructed with a variety of floor plans in one and two story models.  Many of the homes back onto large lakes.  Some residents have added swimming pools to their homes and some sections of the community boast large yards. The neighborhood has a large community and fitness center plus a pool and tennis courts providing recreational and meeting space for all ages.  Most residents at Mirabella are year 'round and you will find young families, professionals, empty nesters and retirees within its gates. Prices of homes in Mirabella, as in most communities of recent vintage, have fallen.  From 2008 into the first half of 2010, prices of homes in Mirabella have declined about 12 percent.  That rate of decline is moderating with prices down only five percent from 2009 levels into the first half of 2010. In early July 2010, there were 30 homes on the market in Mirabella, including eight short sales.  Recent Market Activity --From January through early July 2010 there were eight homes sold in Mirabella averaging $160 per square foot under air, compared with 31 homes sold in 2009 averaging $169/SF and 22 homes sold in 2008 averaging $181/SF.  

     Montecito -- Sales of homes at  Montecito continue at prices deeply discounted from new construction pricing.  Built in 2005/2006, this community fell victim to the height of the housing boom when investors bought a significant number of units at pre-construction prices, flipped the homes for a sizeable profit and left new owners with heavily mortgaged overpriced properties in a declining market. Buyers have been benefitting from a significant number of short sales and foreclosed properties since 2007. With more than 200 townhomes and single family homes surrounding a large lake, Montecito has very functional floor plans in both single and two story units.  Townhomes are all three bedroom, two and a half bath two story units with just over 1700 sqaure feet under air.   The single family homes run from more than 2000 SF to over 4000 SF under air with some single story units. In most Montecito homes, the two car garages are detached.  Some of the homes face the lake, others back to a large preserve area.  The community has a small clubhouse, a swimming pool and a play area for children. Montecito is located on Northlake Boulevard, just west of the Turnpike and east of PGA National, close to shopping, restaurants, and major roadways. At mid-year 2010 there are 15 homes and townhomes on the market with five under contract. Prices range from $159,000 for s three bedroom townhome up to $449,000 for a four bedroom, four bath single family home.  Recent Market Activity --  Home prices fell substantially in 2007 and 2008 as shortsales and foreclosure dominated the market.  The majority of sales since 2008 have been distressed and prices collapsed.  During the first six months of 2010 there were nine sales in Montecito, four short sales and two bank owned properties, averaging $107 per square foot for townhomes and $104/SF for single family homes.  In 2009 there were 17 sales, eight short sales and four bank owned, averaging $107/SF for townhomes and $98/SF for single family homes. In 2008 there were 13 sales, seven short sales and three bank owned, averaging $119/SF for townhomes and $104/SF for single family homes. 

     Oaks East - A "no frills" residential community of 416 Divosta-built, single family homes built between 1991 and 1994. These are quality built homes in an environment of lakes and Oak trees.  Amenities include a community pool and tennis courts without the expensive clubhouses, etc. of the country club communities - result:  low monthly maintenance fees.  With just 14 homes on the market in late June 2010, Oaks East is a stable community of professionals, young families, empty nesters and retirees.  And compared with many other neighborhoods, the property values in Oaks East appear to be stabilizing. Homes are now listed in the mid- $300,000's.  Few communities these days see property values rising.  At Oaks East, the decline in value is slight -- just nine percent over the past two years.All homes are built by Divosta, a company with a reputation for very solid construction.  All homes have three bedrooms, two or two and a half baths and range in size from just below 1600 square feet under air to just above 2000 SF.  Two car garages are standard.  Recent Market Activity -- Through late June 2010 seven homes sold in Oaks East averaging $162 per square foot, just nine percent lower than the 16 homes selling in 2008 at $178 SF.  In 2009 17 homes sold averaging $171/SF. Oaks East is located along Gardens East Drive, north of Burns Road and south of RCA Boulevard and The Gardens Mall, wonderfully convenience to shopping, restaurants, communities facilities (library, parks), schools and major roadways.

     Old Marsh - Old Marsh is an upscale  and elegant country club community comprised of  about 160 custom estate homes.   New and resale homes start at about $1,300,000.  The Old Marsh golf course is a jewel designed by Pete Dye and winds through the wetlands of Palm Beach Gardens.  As a small, exclusive country club, tee times are not required for members and caddies are available. There are both sprawling one story and stately two story homes within the community. Most lots are at least one-quarter acre and many are half an acre or larger.  The community is well landscaped.  Recent Market Activity -- Because of the small size of the community and limited number of sales it is challenging to accurately provide a picture of pricing in Old Marsh.  with that in mind, there were three sales during the first quarter of 2010 and those averaged $259 per square foot, there were seven sales in 2009 averaging $385 per square foot and just two sales in 2008 that averaged $457.5 per square foot.     Old Marsh is located north of PGA Blvd and west of  Florida’s Turnpike in a secluded area at the western end of Hood Road.

     Old Palm -The epitome of old world charm and elegance, some of Palm Beach Gardens' most expensive real estate is found in this upscale country club community. Dedicated to the ultimate golf experience, Old Palm includes an outstanding country club facilities with spa and all of the amenities expected at a world class facility.Old Palm is the home to golfing great Raymond Floyd and his family.  The facility includes a state-of-the-art 33 acre golf practice area with video equipment, practice holes and much more than the standard driving range. Homes in this communities are priced in the upper brackets.  Recent Market Activity --  At the beginning of 2010 there were 34 homes on the market in Old Palm ranging in price from $1 million for a four bedroom, four bath 3901 square foot home to $8,495,000 for a 10,488 square foot, six bedroom, six bath estate home on more than one acre. Old Palm felt the effects of the real estate market downturn in 2007 and 2008 when only one home was reported sold through the local multiple listing service.  But in 2009 sales increased to nine homes sold at an average price of $416 per square foot.  Old Palm is located just east of the Turnpike on PGA Boulevard and is a fully gated community.

     PGA National - A large resort and residential development comprised of over 40 neighborhoods (some of which are gated) PGA National  has about 4,900 condo, town home, and single family residences ranging in size from 500 square feet to over 4000 square feet (air conditioned).  The wide variety of housing within PGA plus all of the resort amenities (including 5 golf courses) attracts permanent and seasonal residents plus investors and renters.  Prices range from $100,000 to over $1 million for properties built between 1977 and 2000.  PGA National occupies a large tract of land just west of Florida's Turnpike from PGA Blvd. south to Northlake.

     San Michele - San Michele is an exclusive community of 90 single-family luxury homes created to offer an alternative to country club living.  Homes, built between 2002 and 2006, range in size from about 3100 square feet to over 7000 square feet (air conditioned) and are priced from about $800,000 to over $2 million.  Like many other upscale communities in Palm Beach Gardens, San Michele has seen prices fluctuate and fewer sales with the current market downturn. Yet home values in San Michele have increased from 2009 into the first half of 2010 indicating that this community may now be holding value.  Recent Market Activity --   From January into early July 2010 there were two homes sold in San Michele averaging $238.5 per square foot, an increase of eight percent over the four homes sold in 2009 which averaged $219 per square foot,  In 2008 there were five sales in San Michele averaging $241 per square foot.  In early July 2010 there were 12 homes on the market in San Michele ranging in price from $950,000 up to $1.8 million.  San Michele is located in the northern part of Palm Beach Gardens on Central Avenue, just north of Hood Road, with excellent proximity to highly rated public and private schools.   

     Steeplechase - Known locally as Palm Beach Gardens' Premiere Estate Community, Steeplechase has about 320 custom built homes, each sitting on an acre or more of land. It is unique that such large estate homes with sweeping land surrounding them are located in the hear of Palm Beach Gardens. The community is strictly residential with no community center, community pool or tennis courts, although most residents have pools in their back yards and many also have tennis courts. Steeplechase is quite close to several country club communities where annual golf memberships are available.  The size of building lots in Steeplechase affords residents the opportunity for backyard privacy and lots of room for family activities.  The minimum size home in Steeplechase is 2500 square feet with larger estates measuring more than 7000 square feet (air conditioned). There are several building lots available in Steeplechase starting as low as the $400,000's. The first Steeplechase home was built in the mid 1980's, so in more recent years, buyers have torn down older models and constructed large mansions on the acre+ lots.   In January, 2010 there were 19 homes on the market in Steeplechase ranging in price from $599,000 for a small three bedroom, 2.5 bath home on a gorgeous lot to $2,390,000 for a seven bedroom, 5.5 bath refurbished home on a quiet street.    Recent Market Activity --  Through the end of first quarter, 2010, two homes have sold in Steeplechase averaging $229 per square foot indicating that property values are holding steadier in this community than in many. While other communities saw double digit declines in property values, Steeplechase values fell just eight percent since year end 2008.   In 2009 there were two homes sold in Steeplechase, one a foreclosure and the other one a tear down.  It is difficult to use the standard measure of dollars per square foot to quantify prices in Steeplechase based on non-representative sales in 2009.  In 2008 there were nine homes sold in Steeplechase, averaging $246 per square foot, about 26 percent less than the price of homes in 2006, the high point of Steeplechase prices.   Steeplechase is located off of Northlake Boulevard west of Military Trail and east of the Turnpike on the south side of the street.
