     Lake Catherine -- Wonderful neighborhoods and a convenient location in Palm Beach Gardens doesn't have to cost a fortune. In fact, a two bedroom townhome can be found for the low to mid-$100,000's, or a three bedroom single family home can be purchased for the mid-$200,000's in Lake Catherine, centrally located just north of Northlake on the west side of MacArthur Boulevard. Lake Catherine is a serene and friendly community of 296 homes in close proximity to restaurants, shopping, and I-95.  Yet with six lakes throughout the community, there is an abundance of wildlife and it is a haven for bird watchers. Built between the late 1980's and early 1990's the community has 200 single family homes and 96 patio homes, all built by Divosta.  The smaller patio homes are 1140 square feet under air and all have a large screened patio area.  The three bedroom models are about 1550 square feet under air and also boast large screened patios. In early February 2010 there were seven homes on the market in Lake Catherine, five townhomes and two single family homes.  Recent Market Activity --In mid-October, 2010 prices of single family homes declined about eight percent from 2009 pricing.   In 2009 there were nine homes sold in Lake Catherine, five townhomes and four single family homes.  The townhomes averaged $130 per square foot and the single family homes averaged $153 per square foot.  Sales in 2009 declined about 25 percent from 2008 but prices declined just six percent for townhomes and nine percent for single family homes compared to 2008, somewhat less than the overall market.

     Palm Beach Country Estates -- A large enclave of about 1450 homes, each on at least an acre of land, located in unincorporated Palm Beach County abutting Palm Beach Gardens and Jupiter.  Access to Palm Beach Country Estates is at the western portion of Donald Ross Road, west of I-95 and the Florida Turnpike. The complex has about 2000 acres and affords residents the opportunity to have large or small homes, outbuildings, horses and just about anything that will fit on your land.  There is no homeowners association in this community, so there are no deed restrictions.  Homes range in price from the $300,000's to over $1 million. 

     Square Lake

     The Isles -- There are nearly 400 homes in this well manicured neighborhood located in the center of Palm Beach Gardens.  This is a Divosta community built in the early 2000's with standard two bedroom townhomes, plus three or four bedroom single family homes.  Many of the residences back on to a serene lake and several have added pools to their property.  It is absolutely idyllic to sit on your back patio and watch the sun go down over the lake.  The homes are cozy and solidly built cinderblock and stucco (CBS) with barrel tile roofs.  The Isles is located along Military Trail, north of PGA Boulevard and south of Hood Road.  The community has a pool for residents.  Property values in The Isles have remained stable in 2008, 2009 and 2010 as prices in many communities throughout the area continue to decline.  Recent Market Activity -- In mid-October, 2010 homes in The Isles were selling at just under one sale per month, a pace similar to 2009 but well below 2008.  The single family homes sold through mid-October 2010 went for $202 per square foot, about the same as 2009 prices of $203 per square foot and 2008 sales at $2004 per square foot.  Townhomes have also held value selling for $182 per square foot in 2010, $184 per square foot in 2009 and $183 per square foot in 2008.  In mid-October 2010 there were 22 units on the market in The Isles with none being listed as a short sale or foreclosure.
