Mirasol, one of the areas newer communities, has more than 85 homes for sale. These are resales. There is still room for new construction within the community. Home prices in Mirasol range from the low $500,000’s into the millions for larger units. The low $500,000’s can get you a basic three bedroom, two bath pool home. Mirasol has two magnificent golf courses that provide a challenging round every time you tee off.
Frenchman’s Reserve, also one of the newer country club communities has about 45 homes for sale. These too are resales. There is new construction is this community as well. There are coach homes in the community starting in the $400,000’s, but single family detached homes are priced from the $900,000’s upward. Frenchmans’ has one Arnold Palmer Golf Course and is one of the smaller country club communities.

There is both good news and not so good news when we look at the housing market in Palm Beach County. In both cases, the greatest impact is felt among buyers and those sitting on the fence may be well served to consider buying a house sooner rather than later.
The good news is that prices of homes sold in Palm Beach Gardens, West Palm Beach and throughout the county have increased slightly over the past two months. The median price of a home sold in Palm Beach County was $334,300 in June 2008, up slightly from the May median price of $330,000. The bottom price was seen in April 2008 at $314,000. The is about a six percent increase in home prices from April to June.
We are watching carefully to see whether this slight increase in home prices signals a bottoming of the market in our area.
There are more buyers in the market today that there were a year ago, but they want to know they are getting good value for their money. Sellers would be well served to work with a Realtor who can give them comparable market sales information and help them price their home for sale. The Weiss-Clawson Team does extensive market research in local neighborhoods to ensure our listings are priced to sell. And we have a successful marketing program to bring buyers to our listings.
It does no good for homes to languish on the market at prices that will not be realized for years to come. We still have a large supply of homes on the market and prices will not turn dramatically until the supply is reduced.
The not so good news remains in the mortgage industry. It is harder to get home financing today than it has been for years. The meltdown of Fannie May and Freddie Mac is resulting in a tight mortgage market as more stringent regulations are placed on borrowers. Additionally, interest rates and financing fees are inching up to help resuscitate ailing mortgage institutions.

For the first time in nearly two years, the price of single family homes in Palm Beach Gardens, West Palm Beach and throughout Palm Beach County has increased slightly.
The median price of single family homes in May 2008 shows a five percent increase compared with April 2008. Prices went from $314,000 in April to $330,900 in May. And the number of homes sold also increased five percent in May 2008 compared with April 2008. A total of 702 single family homes were sold in Palm Beach County in May compared with 662 sold in April. The number of homes sold has steadily increased through the year.
While the numbers are not huge, they represent the first glimmer of hope that the market may be bottoming. Keep in mind, statistics from both May and June represent end of season sales. We will need more statistics from upcoming months, but our own experience is that we are busier than we have been in a long time … and we are making sales.
We are seeing buyers venture back into the market with a sense that it may really be the time to buy now. And we find sellers more amenable to reducing price to make the deal.
There are still many foreclosures and short sales on the market that result in lower comparative prices in most communities. Some of these homes are very good deals and The Weiss-Clawson Team can help you locate and properly price both foreclosures and short sales.

If you bought a single family home in Palm Beach Gardens, West Palm Beach or throughout Palm Beach County in October 2004, the market value of your home has run up and back down again. There is virtually no appreciation in your home today. In fact, if you are trying to sell now it could cost you money considering your closing costs.
The median sales prices of a single family home in Palm Beach County for the first quarter of 2008 is $334,500. That is slightly below the $335,100 median sales price of a Palm Beach County single family home in October 2004, according to statistics released by the Florida Association of Realtors. And the number of home sales in Palm Beach County is also down, about 11 percent in first quarter 2008 compared with 2007.
If you bought a home in Palm Beach County in June, 2006 and are trying to sell today, median home prices are down a whopping 17.5 percent — $405,500 in June 2006 compared with $334,500 today. It is difficult, if not impossible, to get full purchase price value from that home today.
There are several factors contributing to our housing blues. First and foremost there are more homes coming on the market every day than are going off the market. This produces tremendous competition among home sellers and will continue to drive prices down.
Mortgage money is tighter now than we have seen for many years. There is virtually no mortgage money at 100 percent loan to value and interest only loans hardly exist. Banks are insisting upon 20 percent down payment and outstanding credit scores from borrowers. They are truly feeling the pinch of the subprime mortgage fiasco. Contracts are failing over financing issues.
Finally, buyers are becoming highly selective in their purchases. They want a “deal” and are unlikely to move forward with an offer unless they truly believe they are getting good value for their money. Many are waiting for the market to bottom, yet we do not believe that bottom will come off-season in Palm Beach County.

The Weiss-Clawson Team researches home sales and prices in Ironhorse Country Club and in Steeplechase. Sales volume is holding fairly steady comparing 2006 and 2007 in the two communities but is significantly lower than the banner sales year of 2005. Sales prices are dramatically lower in 2007 compared with 2006 and, in some instances, homes are selling below prices paid in 2005. Looking at price per square foot, Ironhorse home prices declined 16% from 2006 to 2007. In Steeplechase, prices declined 10% over the past year. Both communities have a large number of homes on the market and many of the homes have been on the market for longer than six months. IRONHORSE COUNTRY CLUBIn 2007 there were 11 homes sold in Ironhorse compared with 15 homes sold in 2006 and 36 homes sold in 2005. Average price per square foot in 2007 was $191, in 2006 it was $226, and in 2005 it was $183. Today there are 32 homes on the market in Ironhorse ranging in price from $350,000 up to $2,000,000.
STEEPLECHASEIn 2007 there were 10 homes sold in Steeplechase compared with 9 homes sold in 2006 and 14 homes sold in 2005. Average price per square foot in 2007 was $297 compared with $331 in 2006 and $292 in 2005. Today there are 16 homes on the market in Steeplechase ranging in price from $699,900 to $3,295,000. Don’t pay attention to those dismal headlines about the total collapse of the real estate market in Palm Beach Gardens, West Palm Beach, Juno Beach, Jupiter and North Palm Beach. Those headline writers are not out selling real estate!
While the market has slowed considerably, homes that are priced right and in pristine condition are selling.
Looking at three communities in Palm Beach Gardens we find more homes sold in the first three quarters of 2007 than in the first three quarters of 2006.
In Mirasol there were 47 homes sold in the first three quarters of 2007 compared with 26 homes for the same time period in 2006. And there are currently 88 homes on the market in Mirasol.
In Frenchmans Reserve there were 23 homes sold in the first three quarters of 2007 compared with 12 homes sold through September, 2006. There are 37 homes on the market in Frenchmans Reserve.
In Steeplechase there were eight homes sold in the first three quarters of 2007 compared with five homes sold in the same period in 2006. There are 15 homes for sale in Steeplechase.
Prices are down slightly, but that is advantageous to buyers. And serious sellers are recognizing that realistic pricing will attract serious buyers.
