STRUGGLES TO FIND STABILITY IN PRICING AND SALES
 

Palm Beach Gardens home sales and prices continue to struggle to find a foothold as the local real estate market enters its fifth year of doldrums.

The median price of a single family home in Palm Beach County declined four percent in January 2010 compared with December 2009.  Yet the price was up 2.5 percent from January 2009.  The median price of a single family home in Palm Beach County in January was $238,000 compared with $247,900 in December and $232,000 just a year ago, according to the Florida Association of Realtors.

The median price of a condo in Palm Beach County fell 16 percent from December 2009 to January 2010, going from $111,400 down to $93,700.  The decline was 14 percent from January 2009.

If there is a bright side to these statistics, it shows prices moving within a $20,000 range for the past year, a little higher in some months and a little lower in others.  Traditionally, prices in the seasonal months of January through April tend to hold firm and even rise since there are more people visiting the area and often purchasing homes.  Not so in 2009 as the highest median price for the year came in June. 

It is difficult to tell whether the market has hit a soft bottom, but it is clear that the inventory of homes is starting to decline and buyers are achieving very good deals.

The number of single family homes sold in January declined sharply compared to December 2009.   In January 2010 there were just 546 homes sold in Palm Beach County versus 849 homes sold in December 2009.

The number of condos sold declined 23 percent in January 2010 from December 2009.
