IBIS COUNTRY CLUB

Ibis is a country club and residential community with approximately 1900 homes in fifteen different neighborhoods.  The homes, built between 1991 and 2014 range in price from under $100,000 to over $4 million. Residences include villas, town homes, coach homes, and single family homes that vary in size from 1300 square feet to over 8000 square feet (air conditioned).  Winding through the Ibis homes are three Nicklaus-Family designed golf courses. In addition to the golf courses, Ibis Country Club has 12 tennis courts and a large club house with restaurants, card rooms and assorted social activities.A new state of the art fitness center, resort style swimming pool and restaurant facilities opened at Ibis in late 2014.   There is a mix of year 'round and seasonal residents and the blend of homeowners in the community includes young families, professionals, empty nesters and retirees.  The community is located adjacent to the magnificent Loxahatchee Nature Preserve and is home to assorted wildlife.  

Recent Market Activity -- At the end of 2014 the median price for the 137 homes sold in Ibis was $357,500 meaning half of the homes sold at a higher price and half at a lower price.  At the low end of sales, there was a three bedroom, two bath homes that sold for $88,000 and at the high end, there was a five bedroom, five bath home on a lake that sold for $1625,000.  By fall of 2014 overall prices for Ibis homes increased 22 percent compared with the first eight months of 2013 with homes priced over $400,000 realizing a 39 percent gain -- going from $175 per square foot in 2013 to 286 per square foot in 2014.  But homes priced below $400,000 declined two percent in price going from $92 per square foot down to $90 per square foot and providing buyers with unusually good purchasing opportunities. 

Older Market Activity -- At mid-year, 2012, there were some very good buying opportunities in Ibis as prices of homes closing at or above $400,000 are down about 30 percent since 2008.  At the end of June, 2012, there were 12 homes sold in Ibis at or above $400,000 and they averaged just $159.50 per square foot, down from $224 per square foot in 2008. About 29 homes sold below $400,000 during the first half of 2012 and average, $95 per square foot, slightly higher than 2011 prices. During 2011 there were a total of 83 homes sold in Ibis and they averaged $132 per square foot.  Of the 83 homes, 40 closed at or above $400,000 and they averaged $175 per square foot, while the 43 homes selling below $400,000 averaged $92 per square foot.  The number of homes sold in Ibis over from 2008 through 2010 has remained constant at about 70 - 75 homes per year, but prices continue to decline.  Homes priced under $400,000 declined 16 percent in 2010 from 2009, while those priced over $400,000 declined just four percent in 2010 from 2009. About half the homes sold in 2010 were priced at or below $400,000 and half sold above $400,000.  There were 72 homes sold in Ibis in 2009, about the same number as sold in 2008, however, in 2009 there were 35 percent more homes that sold in the lower price brackets, those under $400,000, than than those above $400,000.  At the same time, prices for homes in Ibis declined with homes priced below $400,000 going for $115 per square foot in 2009, a 15 percent price decline from 2008.  And homes priced above $400,000 also declined in price from 2008 to 2009 going from $224 per square foot down to $189 per square foot, a 16 percent drop.   Ibis is about seven  miles west of I-95 on Northlake Boulevard.
